What this means: Mortgage rates have skyrocketed since yesterday, with rates rising above 7% for the first time since March. Rates for 20-year terms have risen the most today, jumping up by over one and a half percentage points to 8%. Rates for 15-year terms followed close behind, surging by one and a quarter percentage points to 7.125%. Rates for 30-year terms have climbed by over three-quarters of a percentage point to 7.375%. Meanwhile, rates for 10-year terms have held steady and remained as today’s lowest rate at 5.625%. Borrowers looking for a lower monthly payment should consider 30-year terms, as they have the lowest rate of the two longer terms. Homebuyers who would rather maximize their interest savings should instead consider 10-year terms.

What this means: Overall, mortgage refinance rates have started a trend of keeping shorter terms below 6%, while longer terms remain above. Today, rates for 10-year terms have remained as the lowest refinance rate, at 5.625%. Rates for 20- and 30-year terms have also remained unchanged, staying at 6.375% and 6.49%, respectively. Meanwhile, rates for 15-year terms have edged up to 5.875%. Borrowers who would like to save the most on interest rates should consider 10-year terms. Homeowners who would rather have a smaller monthly payment should instead consider 20-year terms, as their rates are lower than those of 30-year terms.

Today’s mortgage interest rates are well below the highest annual average rate recorded by Freddie Mac — 16.63% in 1981. A year before the COVID-19 pandemic upended economies across the world, the average interest rate for a 30-year fixed-rate mortgage for 2019 was 3.94%. The average rate for 2021 was 2.96%, the lowest annual average in 30 years.
